  • About The Role

  • Birmingham Airport is looking for a skilled and proactive Property Manager to help shape, manage, and optimise our diverse and fast‑paced property estate. You’ll play a central role in developing efficient systems, managing tenant relationships, ensuring compliance, and supporting strategic development across the airport. Working closely with the Head of Property and a wide range of internal and external stakeholders, you’ll help deliver a high‑performing estate that supports the airport’s long‑term ambitions.

    Key Responsibilities

    • Lead and manage the Airport’s service charge budget and reconciliation process in line with RICS regulations.
    • Oversee all aspects of property management, introducing streamlined and effective processes and systems.
    • Manage tenant relocations, lease renewals, rent reviews, surrenders, and regrants.
    •  Support operational and development project workstreams, including energy performance, telecoms, and Part 1 claim monitoring.
    • Manage business rates compliance and oversee all Airport rating hereditaments, including payments.
    • Maintain and report on property systems, databases, and forecasting for property‑related income.
    • Undertake asset management duties, including inspections, action plans, and resolving occupier or void property issues.
    • Oversee risk assessments and common‑area inspection programmes to ensure safety and compliance.

    Experience Required

    • Degree in property or a related field, with RICS qualification essential.
    • Strong experience managing and reconciling service charge budgets on a multi‑let estate.
    • Proven background in property management within a complex and varied estate environment.
    • Solid understanding of property law, service charge strategies, and rating processes.
    • Strong analytical skills with the ability to interpret data, identify risks, and implement improvements.
    • Excellent communication and stakeholder‑management skills, with the ability to build strong working relationships.
    • Demonstrated project‑management capability, including managing multiple workstreams simultaneously.
    • High attention to detail, ensuring accuracy in reporting, documentation, and compliance activities.
